How much does roof restoration cost in Gosford and the Central Coast?
We do not answer that with a price, because no government source sets one. Over A$5,000 the contractor needs a NSW licence in the relevant trade category and must give you a written contract. Whether a restoration is worth it, or whether a given price is too much for a roof, is not something a regulator scores either. On a job over A$20,000 home building compensation cover applies and must be checked before you pay, and the deposit is capped at 10%. Do I need a licence to restore my roof?
The contractor does, once the job passes A$5,000 in labour and materials including GST. Roof tiling, roof plumbing and painting are each their own licensed trade category, and there is no single roof restoration licence: what is held is a licence or supervisor certificate for the category the job falls into.

Process
Can I clean an asbestos roof myself?
Never with high-pressure water, a hose trigger attachment or compressed air. That is barred for a business by the Work Health and Safety Regulation 2025, and SafeWork NSW's own safety alert says the same. A contractor's high-pressure clean of an asbestos roof in April 2017 caused widespread contamination and forced neighbours to leave their homes. This site does not advise DIY roof work; contact a licensed asbestos professional to assess the roof first.
What warranty applies to roofing work in NSW?
For contracts signed on or after 1 February 2012, the statutory warranty period is 6 years for a major defect and 2 years for everything else. A major defect is a defect in a major element such as a load-bearing component, a fire safety system or waterproofing, and the NSW Government's own examples include roofs. If loss shows up in the last six months of the warranty period, you get a further 6 months to act on it.

What is the best time of year for roof repair on the Central Coast?
The Bureau of Meteorology's long-term record for Narara, 1916 to 2013 before the station closed, shows August and September as the driest months, with the fewest rain days of the year, against February as the wettest. That is a long-term average, not a forecast for this season, so check the current outlook before booking a job.
Permits and approvals
Does roof restoration need Council approval, and what about scaffolding?
Usually not for the roof itself. Painting, cladding repairs and other maintenance to an existing roof are exempt development, provided the work does not touch a heritage item or conservation area, does not create or enlarge a roof opening, and meets the Building Code of Australia's standards. Scaffolding that stands on public land is different: structures on public land, even temporary ones, need Council's approval, with fees for 2026-27 of A$613 plus A$24 per linear metre per month for Type A or A$923 plus A$93.50 for Type B, excluding GST.
