Roof Painting and Protective Coating in Gosford and the Central Coast

Painting is its own licensed trade category under the Home Building Regulation 2014, covering the application of a clear, resin-based or pigmented product by brush, roller or spray gun to any appropriate surface. Over A$5,000 in labour and materials including GST, the contractor needs a NSW contractor licence. Stand-alone internal paintwork has not needed a licence since 2015, but external roof painting is not excluded.

What roof painting and protective coating in Gosford and the Central Coast actually involves

Corrugated asbestos roofing in good condition can be sealed with good-quality paint, which prevents fibres being released, but the work must be done in a ventilated area, with safety precautions and protective gear if it risks disturbing the asbestos. SafeWork NSW's own guidance is to use a paint containing a fungicide, or apply a fungicide and sealant to prepare the surface first.

Lead paint on an older roof

Lead-based paint was used on most Australian homes built before 1970. If old lead paint is in good condition, the NSW Government's advice is to leave it alone or paint over it, never to use an open-flame torch on it; where paint has to be removed, wet sanding and wet scraping are the safest methods, and a professional trained in safe lead paint work is recommended.

What stays exempt

Painting is named on the Planning Portal's own list of exempt development, provided the roof is not a heritage item and the paintwork meets the Building Code of Australia's standards or is otherwise structurally adequate. This site does not advise DIY roof work; a licensed asbestos professional should assess an old cement roof first if you are unsure. The asbestos roof page covers cleaning and removal.

Ask the provider whether the quote is for sealing or for removal, because they are different jobs with different rules.
