Metal and Colorbond Roof Restoration in Gosford and the Central Coast

Metal roof work, cleaning, rust treatment, screw replacement and recoating, is roof plumbing in NSW's licensing system: a trade category covering guttering, downpipes, roof flashing and roof coverings, including protective coatings that do not change the roof's structure. Over A$5,000 in labour and materials including GST, the contractor needs a NSW contractor licence.

What metal roof restoration in Gosford and the Central Coast actually involves

Roof plumbing includes fixing, installing, renovating, altering, repairing and maintaining guttering, downpipes, roof flashing and roof coverings on a building. It does not cover non-metallic tiles, slates, glass, concrete, timber or membrane roofing, which sit elsewhere. The trade qualification is a Certificate III in Plumbing (Roofing).

Coastal corrosion, on a new or replacement metal roof

For new or replacement metal sheeting, the ABCB Housing Provisions set corrosion protection by distance from the coast: metallic-coated steel is typically not suitable within 100 m of breaking surf, and only AZ200 aluminium/zinc or AM150 aluminium/zinc/magnesium coatings are listed as suitable from 100 m to 200 m inland. Where metallic coatings are not suitable, the sheeting has to be a type designed for that environment, and different metals used together, such as roofing, flashings, fasteners, gutters and downpipes, must be compatible. This table governs new or replacement sheeting; it says nothing about recoating an existing metal roof.

Recoating an existing metal roof

Recoating a metal roof without any structural change is inside the same roof plumbing category and A$5,000 threshold as any other roof plumbing work. As exempt development, painting and non-structural recoating need no Council approval, provided the roof is not a heritage item and the work meets the Building Code of Australia's standards. The main page covers the contract and cover rules.

Ask the provider whether the quote is for recoating or for new sheeting, because the corrosion table applies only to the second.
